Q: Who was your first business mentor?
A: I have never had a personal mentor, but I made sure to learn from everything I’ve done. Particularly, the mistakes I’ve made or that I’ve seen other people make.
Q: Who was your first mentor in real estate?
A: When I was active duty military, I got the chance to meet and talk to a lot of successful members that were towards the end of their careers. A common theme from them was that they purchased a new property every few years and after a few properties it just grew exponentially. I tried to pick their brains as much as possible.
Q: What is your favorite book?
A: The Lord of the Rings
Q: What is the best lesson you have learned in real estate?
A: Always have more cash than you expect. You may not need it, but it is great to have a better safety net.
Q: How many properties do you own?
A: Currently four. I just picked up a multi-family. I’ve had a few others that I have rented out and a few that I have flipped in the past.
Q: When did you start investing?
A: When I turned 21 (five years ago), I purchased my first house to live in, and I rented out one of the rooms. Shortly after I purchased my first rental. That has been a rock star investment.
Q: Why do you Invest?
A: It’s mostly to have a more passive form of income. I want to be financially secure AND have time to spend with my family. I do not want my (future) kids to grow up worrying about money or any other struggles.
Q: What is the best advice you have received?
A: Sign a prenup… I lost some properties in an unexpected divorce.
Q: Any hobbies?
A: I grow coral in saltwater fish tanks, I run marathons and triathlons, I train in MMA, I take my dogs on walks and trails, and I am learning how to cook.
Q: What is the best advice you could give someone else?
A: Save money and be frugal until you can start your first investment. If you make 50k, live like you only make 30k. The sooner you start the better. Learning to budget and sticking to a plan has been the main source of my success.
Q: Is there a place for you where time slows down?
A: Spending time with my girlfriend, and walking the dogs.

A: earlier this year when I was looking for a property manager for my first multi-family in the Chattanooga area. Troy Ferguson was very energetic, and well-spoken. He’s been a great help.
Q: If you weren’t investing in real estate you would be_______.
A: finding a way to make money from one of my sports.
Q: If you were to start over_______.
A: I would change nothing. I am in a great place in life and I am really thankful for it.
